Temperature A Hot Topic For Condo Owners

Question:

Our unit is a garden unit and is on the first floor and faces north.
Needless to say our unit was quite cold during the winter. The heat was
turned off on May 2 and then we had a cold snap. For three weeks, the
night-time and early morning temperatures in our unit were 14 to 15
Celcius. During the day they would rise to 17 to 18 C.

I have reported the matter to both the management company and the president of the board. They have given me little or no response to this problem. Can you advise me as
to what my rights are and how to get this problem solved?

Question:

I live in a high-rise building with combined heating and cooling system. Every year, they switch to heating, and then the weather turns warm again. Can't the heat just be turned off during these warm days? What does management do when switching over from one season to another, especially when the weather insists on going back and forth for a while?

Who Pays For What Damage Depends on Many Variables

Question:

I bought a condo eight years ago. I have made some renovations, including the installation of a wooden floor.

Later I noticed a drip coming from the living room air-conditioning column. For the past five years I have complained about this drip to our manager. The cooling company came and said there was nothing wrong and that we should always leave the unit on.

Last summer during a very hot weekend, I found the wood floor lifting all
around the air conditioning unit. There was no longer a drip but a stream
of water flooding the place.

The cooling people were again called and they fixed the problem. The unit no longer drips, but I am trying to get the condo corporation to pay for the repairs done to the floor and possibly the drywall, but the board says the insurance does not cover upgrades.

I don't want to claim through my own company and be penalized for clear negligence. Shouldn't the corporation pursue payment through the cooling company?

Satellite Dishes

Question:

I have noticed more and more mini-satellite dishes appearing on balconies all over the city. I live in a high-rise condominium and wonder if I need to get permission to install my own dish. What's involved in getting permission? And if cable is already included in common expenses, can I have my monthly fees reduced if I don't use the cable any more?
