Public Regulations Differ From Condo Ones

Question

When my daughter visited me at my Etobicoke condo with her 15-month-old daughter, we all went into the pool. Shortly after, the superintendent informed us that a baby not toilet trained is not allowed in the pool.

The baby had a "kooshie" diaper on over her regular diaper. All public swimming pools will allow pre-trained children into the pools with this type of diaper.

Could you explain why we were / are not allowed access to the pool and what the regulations are in this matter?

Follow Process To Resolve Air Concerns

Question

The condo I recently bought includes central air conditioning in the monthly condo fees.

However, the air conditioning really only takes the humidity out of the air - it does not cool the air or does so at very minimal level. The Board of Directors and the management recognize there is a problem but nothing has been done about it. There are documented complaints from the past 3 summers and some residents indicate this has been a problem for much longer. Some complain about the heating as well, however I don't have the first-hand experience with that.

What can individual owners do? Do we have an legal rights? Can we withhold our condo fees or a portion of them, until this is repaired? Can we install our own window air conditioners?

Who Should Pay For Valve Repair

Question

To shut off the cold/hot water in our bathrooms, we must remove articles from inside the cabinets, open a small door and reach inside the walls.

I had a problem with one, which was very stiff to turn. When I mentioned this to the property manager, she said they were the original valves when the building was built about 13-14 years ago and should be replaced at the owner's expense.

We decided to change the valves in both bathrooms and we paid for these replacements. I understood that anything between the walls was the responsibility of the Condo corporation.

Would you please inform me of any government regulation on this matter?
